Lake Electrical is an electrical contractor based in Battle in East Sussex. Electrical services across Kent, East Sussex, Surrey and the South East

Almost all of our work is in buildings already in use, which shapes the programme more than the wiring does. Offices are refitted a floor at a time. Schools have to be finished inside a holiday. In a church a faculty decides what may be touched. A university estate wants many buildings tested in one format, and an industrial site cannot lose supply while we work. One contractor, or a different firm for each piece

The common pattern is a different firm for every piece of work. A testing company inspects and emails back a report full of limitations, because a cheap EICR is priced per circuit and the engineer gets about five minutes on each one. Each firm works out what is in the building at your cost, and none of them keeps the record, so when the board fills up and one more circuit is needed, nobody can say what feeds what.

We would rather do the lot, in order. Inspect the building, say which findings matter this year and which can wait five, price the remedial work ourselves, and upgrade the board the inspection found at capacity. One survey, one certification trail, the same engineers each time.

Inspection and testing
A limitation is the line saying part of the installation was not looked at, and a report full of them cannot be planned from. Our engineers get the time to trace a circuit and write down what it actually does, so a board or a PCC can decide from the document. Most remedial and panel work reaches us through an EICR.

Energy saving
The lighting survey is free and comes with a savings calculation, so you can set the running cost of the lighting you have against the lighting we would fit. Churches, school halls and office blocks show the largest figures.

Main panels and power
Intake panels, submains and the connections that feed a large building. We design the panel and make the connections, and subcontract the building work around them. We swapped a £310k intake panel over three days on backup generators, with no loss of power to the labs. Lead times are long, so raise it early. See power distribution.

Electric heating
Warming all the air is the wrong answer for a sports hall or a stone church. Ceiling mounted radiant heaters warm the floor and the people standing on it from the moment they switch on, and heated pews warm the congregation instead of the roof. See electric heating.

The larger installation work

Commercial electrical installations

Most of it is refurbishment and fit out in buildings that stay open while we work, so the programme counts for as much as the installation. Power, lighting, containment, boards and certification sit in one scope, and we are usually appointed by the occupier paying for their own fit out. See commercial electrical installations.

High end domestic and rewires

Rewires and high end builds, reaching us through an architect or a builder whose client cares more about the standard of the work than the lowest figure. The decisions that matter are made months before first fix: where the board goes, how many circuits the house needs, and what has to be chased in before plastering. The additional services

The audio visual side is handled by our sister company, OBAV. On a fit out, a school hall or a church the group covers the electrical and the audio visual on one contract, so the loudspeakers and the screens are not planned past the electrician.

Smart home and automation

Smart lighting and control depend on wiring installed before the walls close, so switch drops, ceiling positions and the cable back to a central cabinet are settled at first fix. See smart home and automation.

Data and networking

Data cabling shares containment, routes and often a cabinet with the electrical installation, so one contractor covering both removes the argument about who crosses whose tray. We test every link. See data and networking.

EV charging

The part that decides an EV job is the supply. One charger or a car park full, the answer is in the spare capacity at the board and at the intake, and load management will sometimes avoid a supply upgrade costing more than the chargers. See EV charging.

The work we are set up for

Ours is commercial and higher end domestic work: fit outs, testing programmes, lighting and heating upgrades, rewires and high end builds. Single repairs and one-off call-outs are not what we are organised around, and a one socket job is served better by a local electrician. We are not the cheapest, and we are straight about that.

Why clients choose the Lake Electrical team

Trading since 2008, family run and owner led. The owners run the jobs themselves, so the person who walks the building with you prices it and is answerable for it. Call in working hours and you get a person in the office rather than a voicemail. Our engineers have all been with us at least two years, so you get the same faces back. What you pay for is an engineer who understands the installation, and work carried out to BS 7671.

Services questions answered

Do you visit before quoting

Yes, on anything beyond the smallest piece of work. The supply, the spare capacity in the boards, the age of the wiring and the access are none of them readable off a drawing, and every one of them moves the price.

How is the work priced

From the survey and the drawings rather than a rate card, and against tender documents where they exist. You get the scope and the cost in writing before anything is agreed, with anything still unknown named as unknown rather than buried in a figure.

Do you work for main contractors and on tenders

Yes. Much of our commercial work is priced against tender and specification documents and delivered to a main contractor’s programme and paperwork, and we are used to public sector and education procurement.

Do you do maintenance as well as installation

Yes, alongside the installation work rather than as a separate call-out service. We carry out remedial work from our own reports and from other people’s, retest and recertify on the cycle a building needs, and look after what we have installed.
